West Maui land is in transition. This development formula – which has since been followed worldwide – was basically created at Kaanapali. The sugar fields that once marched up the West Maui slopes are now being replaced by new residential development.

Land sales in the Kaanapali Resort have been sporadic over the last few years, indicating limited inventory which will drive prices. Resort communities typically have strong development controls in order to protect the quality that many owners expect from such well appointed neighborhoods.
