Condo Sales Surge While Single Family Home Sales Cool in July
The newly released July 2026 data from the REALTORS® Association of Maui (RAM) is officially out, and it reveals two distinct paths for the Maui County real estate market.
While the condominium segment experienced a dramatic surge in closed transactions, single-family home activity saw a slight cooling in overall volume and median prices compared to last summer.
As RAM President Georgie Tamayose noted, buyer activity remained steady throughout July—particularly for condos—while conditions in the single-family segment were more modest. Here is a closer look at what the latest numbers mean for buyers and sellers across Maui.
Condominiums: Sales Volume Soars 54.7%
The condo market continued its strong momentum into mid-summer, driven by increased buyer interest and a stable pricing environment.
- Closed Sales: In a major leap forward, closed condo sales jumped 54.7% year-over-year, with 82 units closing in July compared to 53 in July 2025. Total dollar volume for condos reached $83 million, a massive 72% increase compared to the previous year.
- Median Sales Price: The median condo price remained remarkably stable, ticking up slightly by 2.2% to $690,000.
- Days on Market: Condos took a bit longer to complete transactions, averaging 153 days on the market, a minor 5.5% increase from last year.
The Takeaway: Buyers are actively stepping up to capitalize on the expanded selection of condominiums on the market. With median prices remaining steady around $690,000, buyers are finding opportunities to lock in properties, while sellers of well-priced units are seeing strong closing activity.
Single-Family Homes: Prices & Volume Ease
In contrast to the condo market's rapid pace, the single-family home market shifted into a more modest gear in July, experiencing a drop in overall sales volume and median price adjustments.
- Closed Sales: A total of 55 single-family homes were sold in July, representing an 8.3% decrease from the 60 sales recorded in July 2025. Total sales volume settled at $87.4 million, down 11.8%.
- Median Sales Price: The median price for a standalone home on Maui adjusted down 12.5% year-over-year to $1,150,000.
- Days on Market: Interestingly, homes that did sell moved faster than they did last year. The median time on market fell 20.1% to 135 days.
The Takeaway: The single-family home segment is experiencing a healthy recalibration. While prices adjusted downward from peak levels, homes that are priced correctly in high-demand neighborhoods are still moving off the market faster than they were a year ago.
