Market Update

As novel coronavirus continues to impact global markets; we are seeing mortgage rates drop which is causing an increase in pending and closed real estate sales throughout Maui. In February the number of single-family homes that went under contract was up 18% from last year with 114 homes. Pending sales for condos went up 21% with 155 units under contract. Closed sales in February increased 5% for single-family homes with 83 closings and 10% for condos with 133 units closing.

In February the median sales price for a home on Maui decreased slightly, though it is still well above $700K at $744,150. You may think that because mortgage rates are now falling below 3.5% that home buyers were rushing to purchase property on Maui, but new inventory proved to be incredibly low last month.
