Market Update

Last month for the first time on record, Maui county median sale prices for a single family home broke $800,000.  The April median home sales price of $819,500 was a 13% increase over the same month last year. 

The highest priced home sold in April was in Kapalua for $3.3M.  The lowest single family home sale in Maui County last month was on Lanai for $288K.  Most homes sold last month were in Wailuku, where 17 homes sold at a median price of $702,290.

Inventory for single family homes declined by 11.8% to 477 in April.  Current inventory is 458 homes for sale.   Given the low interest rates and lack of inventory, if you see something that works for you, it might be best to jump on it.
