Restaurant Highlight: SixtyTwo MarcKet
With all the uncertainty surrounding us in the current economic climate, it may be difficult to visualize yourself purchasing a new home or investment property. That being said, the historically low interest rates tell us that now may actually be the perfect time to purchase a new home or condo. 

At this same time in 2019, the median price for a single family home hovered right around $750,000 while the median price for a condo was $518,000. For a 30 year fixed loan the average interest rate would have been 4.25%.

As of right now, the median price for a single family home is $777,595 and the median price for a condo is $502,530. Current rates in Maui, Hawaii are 3.16% for a 30 year fixed loan, 2.58% for 15 year fixed loan and 2.83% for a 5/1 ARM.

It’s unclear at this point how long interest rates will remain this low, or what type of long term impact the COVID-19 pandemic will have on interest rates, inventory and the local economy. The trend of new inventory shrinking, while buyer demand increases because of low interest rates on mortgages continues across much of the country. This means that in the current market, multiple buyers may be competing for the same properties. Low inventory is nothing new for Maui, but it has certainly been amplified by the current economic climate.

New listings for single family homes decreased 9.4% in July, while condo listings actually increased significantly by 16.2%. Pending sales, however, decreased across the board in July, with a 5.5% decrease reported for single family homes and a 29.4% decrease for condos. Due to either sellers deciding to hold on to their property, or pulling their property off the market, inventory slid again last month by 14.7% for single family homes. Condos, on the other hand, added 27.4% to the overall inventory.

Prices have actually remained stable throughout the pandemic so far, with the median price for single family homes decreasing slightly in July to $777,595 and increasing to $502,530 for condos.

The market for vacation rental condos will likely continue to suffer until the 14-day mandatory quarantine is lifted and tourism is allowed to return to some sense of normalcy. We of course, remain optimistic and continue to work hard for our clients.

Market Update

The travel situation in Hawaii, both trans-pacific and inter-island has continued to evolve over the last few months. We have seen the installation of infrared temperature scanners in every major airport, as well as tighter screening for incoming travelers. On September 1st the State of Hawaii released the new online Safe Travels application which will be mandatory for all travelers. The application can be accessed here

In addition to the new application, a 14-day mandatory quarantine is still in effect for all travelers both inter-island and tran-spacific. Inter-island travel was open without restriction for a number of weeks, but when case numbers on Oahu started to balloon out of control, Governor Ige decided to reinstate the restrictions. Travelers who are planning to self-quarantine must provide the name and information for the hotel they are staying in. At this time no short term vacation rentals are allowed to host travelers undergoing quarantine. Here is a list provided by Maui County with approved accommodations.

This page on the Hawaii Department of Transportation's website explains the entrance and quarantine process in detail. In addition to actually going through the quarantine process, travelers will also be required to complete a Travel Declaration Form and an Order for Self Quarantine Form. It should be noted that after the 14-day quarantine period is up, travelers are free to book other accommodations and move about freely. At this time, the pre-travel testing program which will eliminate the need for a 14-day quarantine is set to begin on October 1st.
