Market Update

Developers are reviving a plan for a new development in the Central Maui area called, Puunani subdivision that would include 450 multifamily units, retail and office space, and a 15-acre park.  This land is designated agricultural and the project proposes to reclassify 64 acres to urban and 144 acres to rural.  The main developer is Towne Development of Hawaii Inc. that has created a portion of the Kehalani Community located right next door to this proposed development in the Wailuku area.  The positive aspect of this area is that the rural land will consist of 1/2 acre to 1 acre lots if you are looking for a larger parcel of land as opposed to the higher density Kehalani project.  
 
We are still a while away for the developers have to submit an environmental impact statement, then seek a district boundary amendment from the state Land Use Commission to change the zoning and ask for a community plan amendment from the Maui County Council.
 
Towne Development of Hawaii Inc. is also developing the newest community, The Parkways at Maui Lani located next to the Maui Lani Golf Course in the Kahului area.  This past Saturday was their sales release.  There will be a total of 200 homes with living areas of 1,386 sq. ft. to 2,404 sq. ft.  There will be 8 different floor plans and the lot sizes will be between 7,000 sq. ft. to 10,000 sq. ft.  They are releasing 40 homes in their first phase and you still have some time to reserve one.  You will need to make a $5,000 deposit for a reservation and obtain a pre-qualification letter from one of the developer's lenders which are American Savings Bank, Central Pacific Bank, or Territorial Savings.  The home prices are starting in the $470K range on up.  Let us know if you are interested and we would be happy to assist you.
