Market Update

Are you planning on executing a 1031 tax defered exchange this year?  If the property you are relinquishing closes between October 20, 2017 and December 31, 2017 your normal 180 day exchange period could be shortened.  

Typically when utilizing a 1031 exchange the taxpayer has 180 days after closing on relinquished property to close on a replacement property.  That is unless your tax filing deadline occurs first, in which case your exchange will need to be complete by the date your taxes are due.     

In 2018 Tax Deadline Day for most taxpayers will be April 17, 2018.  This is because April 15th falls on a Sunday and April 16th is Emancipation Day, a holiday in the District of Columbia.  If you intend to execute an exchange in these upcoming months it is very important that you file for a tax extension on or before April 17, 2018 so that you do not lose out on your full 180-day exchange period.
