Shifting Tides: Vacation Home Purchases See Major Decline

A new real estate analysis has revealed a dramatic shift in the second-home market, showing that the pandemic-era vacation home boom has experienced a significant pullback. According to data tracking mortgage originations, Hawaiʻi ranks second in the nation for the steepest percentage decline in vacation-home buying activity over the last few years.
In this week's update, we look at how these changing national and local dynamics are reshaping the island's housing landscape:

The Statewide Downturn: Between 2021 and 2025, financed vacation-home purchases across Hawaiʻi fell by 77.8%, dropping from over 2,100 purchases down to fewer than 500.

Kahului Among Hardest Hit: On a localized level, the Kahului metro area recorded an 85.2% decline in second-home purchases, outpacing other major national leisure destinations like Las Vegas and Miami.

Market Significance: Despite the sharp slowdown, vacation homes still accounted for nearly 5% of all mortgage originations in the state in 2025, carrying a median value of $990,000.
Because discretionary second-home purchases often serve as a leading economic indicator, analysts suggest this pullback reflects broader shifts in consumer confidence, financial flexibility, and evolving affordability pressures.
