Market Update

When you decide to buy or list your home you may start getting advice from your friends, family and coworkers.  These are often generalizations or based on personal experiences and may not apply to you or your market. 

Below are the 5 most common real estate myths:

  1. List in the Spring - This only makes sense in areas with harsh winters (not Maui.)
  2. Get a good deal during the Holidays - This is based on the assumption less buyers are looking during the holidays which may or may not be true. 
  3. New homes don't need to be inspected - There is always a possibilty there are problems and a professional opinion is advisable.
  4. Staging is unecessary in good neighborhoods - Research shows that staged homes sell faster and at a higher price regardless of neighborhood.
  5. Price high so you have room to negotiate- It is important to set the price right the first time so you are not dropping it later. 
While all these suggestions have their merit, real estate is full of exceptions and nothing is absolute. It is always best to consult with a professional on all these issues.
