Maui Real Estate Market Update – September 2025
Aloha!
As we move into the final quarter of 2025, Maui’s real estate market continues to show a dynamic mix of adjustments and opportunities. While the median sales prices for both single-family homes ($1,292,500) and condominiums ($655,000) have seen slight year-over-year decreases, buyer activity remains steady, with closed single-family home sales increasing compared to September 2024.
Across the island, regions like Upcountry and West Maui continue to command strong values, while South Maui remains one of the most active markets for both homes and condos. Notably, condo listings rose 33%, signaling more inventory for prospective buyers heading into the holiday season.
Overall, Maui’s real estate market continues to balance out after several years of rapid appreciation—creating opportunities for buyers and a moment of strategy for sellers.
