Market Update

The Tax Foundation, a non-profit organization based in Washington D.C. ranks Hawaii as the 2nd best state for property taxes.   This ranking is based on property taxes paid as a percentage of median home value for owner-occupied homes in each state.  Hawaii comes in at 0.26 % and the worst state is New Jersey at 1.89 %.  This is especially great news for retirees on fixed income that would like to live on Maui. 

Don’t forget to apply for your homeowner’s exemption by December 31st if you are an owner occupant.  You will receive a $300,000 deduction off your assessed value and the lowest tax rate of $2.50 for Maui County.  To find out more information and download the homeowner’s exemption form, visit http://www.mauipropertytax.com.  Also, if you don’t know what your property is classified as, please check and make sure that it is correct.  For example, if you own a condo and use it as a second home, make sure that you are paying the Apartment rate of $5.50 versus $9.00 for a Hotel and Resort classification.  The real property tax rates are per $1,000 of the net taxable assessed value.  Real property taxes are based on highest and best use.

P.S. – I am a big Groupon fan.  This is an online site that gives you deals in your city and more.  I bought two Groupon coupons for $4 movie tickets from Fandango.com to watch the movie, Happy Feet Two at our local movie theater with my family.  My 2 ½ year old daughter was entertained throughout the whole movie.
