Market Update

The US is reporting strong gains in newly built home sales across the country. This comes as a surprise to many home builders because the market for newly built homes was projected to come back much more sluggishly. Instead, sales of newly built homes have risen 13% annually.

The only problem with this jump in newly built home sales is that builders who were forced to lay off much of there workforce through March and April due to Coronavirus are now struggling to keep up with the demand. To compound the challenges for home builders, the skilled workforce pool that was low even before the pandemic has now become even more sparse.


Add to that higher costs for materials like lumber, and we may see a serious slowdown in new construction through the rest of the year. As an example of this slowdown, you can look at single-family housing starts which are down 13%, and the number of new building permits filed, which are down 18% annually.

P.S. Hawaii residents have eagerly been awaiting Governor David Ige’s decision as to whether or not trans-pacific travel will completely reopen in the coming weeks. So far the administration has talked about using a testing protocol that will allow travelers to show proof of a negative COVID-19 test within 72 hours of traveling to the state. This will grant those with negative tests the ability to bypass the 14-day mandatory quarantine. While strict travel protocols have allowed Hawaii to maintain the lowest infection rate in the country, the lack of tourist traffic has damaged many local businesses and the economy at large.
