Market Update

According to an article from Wall Street Journal, there are a significant number of buyers that lost their homes to foreclosure after the housing crash 6 years ago that are now buying property. 

These people are called the "Boomerang" buyers.  Buyers who defaulted on a mortgage must typically wait three years before becoming eligible for a mortgage backed by the Federal Housing Administration.

An analysis of foreclosure data done by Moody's Analytics for the 2nd quarter this year shows that there were 729,000 households that were foreclosed upon that are now eligible to apply for an FHA mortgage, up from 285,000 in the second quarter of 2011.  This is based upon the 3 year benchmark it takes to get an FHA guaranteed loan.  The company projects that number will grow to 1.5 million by the first quarter of 2014.

Many buyers who have lost their homes through foreclosure have been renting, but since the cost of home ownership is less than renting and interest rates are at historic lows, they are also starting to buy property.
