July Data Shows Surge in Condo Sales as Single-Family Market Cools

The latest market figures from the Realtors Association of Maui reveal a clear divergence in buyer activity across Maui County this past July. While the single-family home market experienced a seasonal cooling period, the condominium sector saw a substantial rebound in closed sales compared to the same time last year.
Here is a breakdown of how the numbers landed for July:

Condominium Market Activity Gains Momentum: Condo sales surged by 54.7% year-over-year, rising to 82 units closed in July (up from 53 in July 2025). The median sales price for condos edged up 2.2% to $690,000, while total dollar volume jumped 72% to reach $83 million.

Single-Family Homes See Modest Slowdown: Single-family home sales dipped 8.3% compared to last year, with 55 homes sold during the month. The median sales price for single-family homes settled at $1,150,000—a 12.5% decrease from July 2025—while average days on market shortened to 135 days.

Market Dynamics: Real estate professionals note that buyer interest remains steady, but conditions vary significantly depending on property type, price point, and specific neighborhood micro-markets.
This surge in condo activity underscores growing buyer confidence as legislative clarity around property zoning continues to progress, prompting many who were waiting on the sidelines to re-enter the market.
