Market Update




According to The Maui News, single family home prices increased by 25% over the last year, while condominium prices were unchanged.  The median sales price for a single family home rose to $491,000 compared to $394,500 last July.  The median condo price remained unchanged at $320,000. 

Central Maui had the most single family home sales in July with 14 units sold at a median price of $391,900.

Terry Tolman, the chief staff executive for the Realtors Association of Maui comments that inventories have decreased 18 to 21% over the past 12 months.  We have definitely seen the effects of a market with a declining inventory for 8 out of 10 times. We've been competing with other buyers in multiple offer situations.  This is very evident for properties that are at a price point of $400,000 or below.
