The latest data from the REALTORS Association of Maui is in, and the March housing market showed a notable shift in momentum. As we move further into the spring season, we are seeing a significant uptick in sales activity across the island, paired with a settling of median prices.
In this update, we break down the key trends from the past month:

Increased Sales Volume: Single-family home sales rose by over 57% year-over-year, while the condominium market also saw a healthy 21% increase in closed transactions.

Price Adjustments: Median sales prices have softened, providing a different entry point for buyers compared to this time last year.

Thoughtful Transitions: With homes staying on the market slightly longer—averaging between 131 and 149 days—both buyers and sellers are finding more room for careful consideration and negotiation.
