Market Update

On the upcoming general election, November 6th there will be a ballott initiative asking the public the following question.  Shall the legislature be authorized to establish, as provided by law, a surcharge on investment real estate property to be used to support public education?  

The question is confusing as it sounds like a great idea to support funding education but this constitutional amendment lacks details and opens the door for the state to start  taxing real estate without cap or restriction. 

The Hawaii Association of Realtors recommends voting, "No" to the constitutional amendment.  The broad wording of the amendment means the tax could apply to all types of real estate, farmland, residential, commercial and apartments.  Higher property taxes will be passed down to renters and consumers creating an even higher cost of living.  The tax is applicable to all real property, regardless of value, not just foreign-owned, luxury property. 

Additionally, as stated by the president of the Hawaii State Teachers Association, there is no guarantee these new taxes will reach the teachers and students who need it.

Maui County leads the state in timeshare occupancy with second quarter rates kicking up to 94%.  Timeshare complexes outperformed hotels which reported average occupancy rates of 77% from April - June. Timeshares have multiple owners who each have the right to use the unit during certain times of the year.
