Market Update

​The Department of Business, Economic Development and Tourism released a report analyzing real property taxes in Hawaii.  The report estimates that one third or 32.3% of Hawaii's property taxes are paid by out-of-state owners.

The report used mailing addresss as a way of determining the resident location of property owners and as such the numbers in the report are only an estimate. The study examinied correlations between property taxes and other economic sectors and found that the states real property tax valuations have been following general economic conditions. 

Hawaii is unique in that it is one of only 14 states where property taxes vary by county rather than state. Currently the average effective rates for in-state-owners in Maui County is .56% and for out-of-state owners it is 1.05%.
