Market Update

I don’t have a crystal ball, so I can’t say with certainty what will happen in the future in regards to real estate prices and sales, one thing I am fairly certain of is the seasonality of real estate on Maui.
 
From about the middle of December to the end of April, we have the most visitors to the Island.  These visitors are what we fondly refer to as “Snow Birds”.   They come to Maui to escape the winter cold and enjoy our warm climate which even in the winter rarely almost always rises to at least 75 degrees during the daytime.
 
These visitors are also referred to as “Free and Independent Travelers” since they can travel at any time of the year.  Generally speaking, they come without children and have higher disposable incomes as contrasted with those tourists who come during the summer months with their families.
 
As one might expect, sales during the winter months are higher than at other times.  I suspect that we will see the same pattern play out again this year.  For those looking for good buys, the next several months should provide you with the best opportunities as those Sellers who did not sell during the peak season become more motivated.
