Market Update

2020 was an unprecedented year thanks to a global pandemic, widespread economic hardship and a tumultuous election. Despite all that, the Maui real estate market held remarkably steady even though inventory was and still is in short supply. Below you will find a snapshot of each major area of real estate on the island with a link to the complete report at the bottom of this intro.

Single Family Homes
Over the course of the year 1,055 single family homes were sold, which is down only 6% from 2019 in which 1,120 homes were sold. The median price for a home on Maui continues to rise and is now sitting at $795,575. The top three areas in which buyers were purchasing homes in 2020 were Wailuku, Kihei, and Kahului.

Over the course of the year 1,336 condos were sold, which is down 17% from 2019 in which 1,609 condos were sold. The median price for a condo on Maui rose 11% and is now sitting at $570,000. The top three areas in which buyers were purchasing condos in 2020 were Kihei, Napili and Kaanapali.

Vacant Land
Over the course of the year 206 pieces of land were sold, which is up 17% from 2019 in which 176 pieces of land were sold. The median price for land on Maui dropped 5% and is now sitting at $475,000. The top three areas in which buyers were purchasing land in 2020 were Haiku, Kula and Wailuku.
