Market Update

Getting a loan to purchase a condo can be much more difficult than getting a loan for a single family home because the financial situation of the condominium project is out of the buyer's control. 

Loans for condo projects are affected by the ratio of how many units are owned versus rented, the percentage of non-residential use of the building and the board that governs the project.  These hurdles can cause issues for potential buyer's seeking a loan. 

The National Association of Realtors has been working to get more condominium project's FHA certified which would allow lender's to make mortgage loans for these projects.  There is strong support for legislation that will make it less burdensome for
condo's to get the FHA certification.
