Maui Real Estate Market Update – May 2025 

 

As we wrap up May, Maui’s real estate market continues to evolve, revealing a shift toward a more buyer-friendly environment. The number of days on market for single-family homes rose to 109, and with inventory levels reaching 4.9 months, buyers are gaining more leverage. Notably, 55% of homes sold below list price, often by about $150,000 — signaling greater negotiation power and softer pricing trends, especially in the lower end of the market.
 

The condo market remained steady, with little change month-over-month. However, Kihei stood out as the strongest performer, with a 61% increase in condo sales compared to the same time last year. Keonekai Villages led Kihei’s activity with three units sold at a median price of $555,000.
 

In the luxury segment, South and West Maui continued to attract premium buyers, with multiple sales in the $2.5M–$6M range.
