Market Update

As a buyer it is important to be aware of the Homeowner's Association you are buying into as a bad HOA can be a real nightmare.  An HOA that is underfunded can end up costing you thousands in special assessments required to cover neglected maintenance items. 

The reserve study is the best indicator of an HOA's financial health, it details an HOA's long term funding program which shows how much money they have for maintenance costs.  An HOA funded above 71% is at a low risk for a special assessment, between 31% and 70% is average. 

Taking a close look at the community as a whole will give you a good idea of how the HOA operates and takes care of its responsibilities.  Is it run down?  Rusted?  Are amenities clean and in good working order?  Ask lots of questions before buying into a potential HOA as they are taking care of your property value.
