Market Update

July statistics reveal that median home prices increased 17% over July of last year to $702K.  This is the fourth month this year that the median price of a single family home is over $700K.  Year-to-date the median price is $705K, 13% higher than year-to-date last year.  

91 homes sold in July, 28 of which were in central Maui where the median sales price was $616,425.  From January through July, 637 Homes sold, a 2% uptick over this time last year.  The Upcountry market experienced a 52% increase in home sales with 70 sales.  

Condo prices remain relatively consistent with last year at a median of $442,500 for July. Year-to-date the median condo price increased 10% to $475K.  Condo sales have increased in South Maui and decreased in West Maui.  The Wailea-Makena area had 46% more sales than last year.  

There were 729 homes for sale in July which includes pending sales and contingent escrows cancelling.  Inventory of homes has been increasing since September of last year.  The average days on the market for a single famly home is 99 days.
