Maui Real Estate Update: Single-Family Median Prices Hit $1.4M

The Maui housing market is showing a unique split as we move further into 2026. According to the latest data from the Realtors Association of Maui (RAM), the median price for a single-family home surged to $1,445,000 in January—a notable 20.4% increase over last year. While these price points remain resilient, the condo market told a different story, with median prices dipping nearly 7% to approximately $630,000. This contrast highlights a complex landscape where high-end demand remains strong even as other sectors experience a shift in activity.
The pace of the market is also shifting significantly, with sales volume down across the board and single-family homes now spending a median of 186 days on the market—a 53% increase compared to last year. According to Georgie Tamayose, President of the Realtors Association of Maui, the market is currently in transition, characterized by increased inventory and longer wait times that are providing buyers with more room for thoughtful decisions despite the rising entry costs.
