Maui’s real estate market opened 2026 with a powerful start, led by a surge in luxury home sales that significantly shaped island-wide results. High-end single-family transactions drove the median sales price up 20% year over year to $1.4 million, matching the all-time high last reached in September 2024. This increase reflects not a dramatic shift in overall demand, but the impact of which properties closed during the month.
A total of 52 single-family homes sold in January, with 11 luxury sales above $2.5 million compared to just six during the same time last year. The luxury segment posted an average sales price of $4.4 million and a median of 161 days on market, indicating that while buyers remain active, they are moving thoughtfully and taking more time to secure the right property.
The condo market remained relatively price stable, with a median price of $629,950, down 7% year over year. However, median days on market rose to 140 days, the highest level since late 2017. Much of this pause is attributed to ongoing uncertainty surrounding Minatoya List properties and recently adopted policies, prompting buyers to carefully evaluate long-term implications before making decisions.
Overall, January’s data highlights a market defined more by composition than by acceleration or slowdown. Well-positioned properties continue to attract attention, while buyers across price points are approaching the market with greater selectivity as 2026 begins.
