Market Update

It’s no surprise that the properties on Maui remain some of the most desirable in the country. Add to that desire low inventory and you have the current real estate market in 2019. In August of this year the median price for a single-family home in Maui County soared to $825,250. After August however, the median price began to cool. In October, the median price fell below what it was in October 2018 to $732,000. The sudden decrease in price didn’t discourage new listings, pending sales, and closed sales though, all of which saw increases when compared with 2018 numbers. The most popular locations for single-family home sales in 2019 have been, Wailuku, Kahului, and Kihei.

Condo prices have not been shown to spike at the same time as residential home prices, and during the highest priced months for single-family homes in April and August, we actually saw the prices of condos fall below their 2018 levels. Now with the residential market cooling slightly, we are seeing an increase in the median condo price to $515,800. One area where we can see similarities between both the residential and condo markets is in inventory, which has fallen below 2018 levels and is sitting at 490 active listings. The most popular areas for condo sales this year have been Kihei, Kaanapali and Napili.
