Maui Market Report - July 2025
Aloha!
Maui’s real estate market showed mixed momentum in July. Single-family home sales climbed 7% year-over-year with the median price rising 8% to $1,315,000, driven by strong activity in Kihei, Wailuku, and Pukalani. While homes are taking a bit longer to sell, one in five still closes above list price—showing buyers must act quickly when the right property appears.
Condo sales, on the other hand, continue a slower pace, down 16% in both sales and median prices compared to last year. Inventory remains high at a 15-month supply, but with active listings and new inventory trending downward, the balance may soon shift in favor of sellers.
