Market Update

Have you ever heard the saying "content is king?"  This may be true in some respects.  In real estate we believe there is another king: We call it "context." We use "context" within this context to mean market cycles. 

It's no secret that real estate markets go through boom and bust cycles.  Understanding market cycles is imperative to understanding real estate. If you look at the numbers they're is always a story being told.  Here's a quick example from the Maui Real Estate market during the past several years:


-Year 2007: 2556 properties sold.
-Year 2008:
1792 properties sold—a nearly 30% decrease from 2007.
-Year 2009: 1626 properties sold—representing a 9.2% decrease from 2008.
-Year 2010: 2087 properties sold—an over 25% increase from 2009. 
-Year 2011:  ?

Will unit sales continue to climb in 2011? 
By the looks of it yes. 

By March 31st, 2010, 494 properties had changed hands since January 1, 2010.  For the same time period this year, that number has lept to 539.  Prices may be off from 2007 highs, but people are recognizing value, and putting their money where their mouth is.

So the next time you hear the mainstream media preaching the sky is falling down, remember context is king.
