Market Update

The Realtor Association of Maui recently released the July 2015 year to date statistics.  Residential sales increased 12% though the average sales price remained constant at $950,724. 

Year to date condo sales and vacant land sales declined.  Condos saw a 4% decrease in sales accompanied by a 2% increase in price, with an average sales price of $650,189.  Vacant land sales decreased by 13% and the average sales price increased 8% to $707,948.

Based on July's market activity the current absorption rate is, 5 months for residential, 9.9 months for condos and 27.8 months for land.   Absorption rate is determined by July sales divided by July active and pending properties.

P.S. - Maui may get it's first 2 solar farms! MECO signed purchase agreements with Maui developers planning to build one solar farm in Kihei and one in Lahaina,  each a 2.87 megawatt project.
