Market Update

The June 2012 sales statistics and quarterly report have come out from the Realtor Association of Maui.  In a nutshell, June's residential sales rose to a 14-month high of 86 homes sold and the condo sales rose to 120 units sold.  The residential home median price rose to $575,000 which is a 46-month high.  The condo median price rose to $372,990.

In the past 12 months, there were 898 residential sales, 1.175 condo sales, and 143 vacant land sales.  In the residential sector, 41.3 % of the sales came from short sales and bank owned properties.  Only 29.4 % of the condo sales and 16.9 % of the vacant land sales came from REO and short sales. 

We are still seeing multiple offer situations from properties that are priced right.  The interest rates for buyers are still at historic lows.  It is still a great time to buy.
