Restaurant Highlight: SixtyTwo MarcKet
With all the uncertainty surrounding us in the current economic climate, it may be difficult to visualize yourself purchasing a new home or investment property. That being said, the historically low interest rates tell us that now may actually be the perfect time to purchase a new home or condo. 

At this same time in 2019, the median price for a single family home hovered right around $750,000 while the median price for a condo was $518,000. For a 30 year fixed loan the average interest rate would have been 4.25%.

As of right now, the median price for a single family home is $777,595 and the median price for a condo is $502,530. Current rates in Maui, Hawaii are 3.16% for a 30 year fixed loan, 2.58% for 15 year fixed loan and 2.83% for a 5/1 ARM.

It’s unclear at this point how long interest rates will remain this low, or what type of long term impact the COVID-19 pandemic will have on interest rates, inventory and the local economy. The trend of new inventory shrinking, while buyer demand increases because of low interest rates on mortgages continues across much of the country. This means that in the current market, multiple buyers may be competing for the same properties. Low inventory is nothing new for Maui, but it has certainly been amplified by the current economic climate.

New listings for single family homes decreased 9.4% in July, while condo listings actually increased significantly by 16.2%. Pending sales, however, decreased across the board in July, with a 5.5% decrease reported for single family homes and a 29.4% decrease for condos. Due to either sellers deciding to hold on to their property, or pulling their property off the market, inventory slid again last month by 14.7% for single family homes. Condos, on the other hand, added 27.4% to the overall inventory.

Prices have actually remained stable throughout the pandemic so far, with the median price for single family homes decreasing slightly in July to $777,595 and increasing to $502,530 for condos.

The market for vacation rental condos will likely continue to suffer until the 14-day mandatory quarantine is lifted and tourism is allowed to return to some sense of normalcy. We of course, remain optimistic and continue to work hard for our clients.

Restaurant Highlight: Lineage

When you think of Lineage, you likely think of Chef Sheldon Simeon, who crafted the original menu and created the restaurant that we know and love. Even before COVID-19 had a real presence in Hawaii, Sheldon decided to take a step back from the restaurant and spend more time with his wife and four children. He passed the reins to Chef MiJin Toride, who will be leading the staff moving forward. MiJin has created a mouthwatering menu which pulls heavily from Guam, where she is originally from. Take-out ordering resumed on June 24th, and dine-in relaunched on August 1st. Support a fantastic local business and enjoy some incredible food in the process. 

Mom and Pop Highlight: Tasaka Guri Guri

GuriGuri_Melissa'sKidsIf you grew up on Maui, or have lived here for a while then you have surely had a cup of delicious and creamy Guri Guri from Tasaka Guri Guri in the Maui Mall in Kahului. After an extended closure, Tasaka Guri Guri reopened their newly renovated storefront on August 10th. The new store hours are 10am to 4pm daily, and you can either call in your order for pickup, or you can walk into the store. Keep in mind that only one customer is allowed into the store at a time.

P.S. As part of a multi-layered COVID-19 screening approach, the State of Hawaii will now require a Safe Travels application be completed by anyone an inter-island flight. The new application will become mandatory as of Sept. 1st. The application, which can be completed online, collects basic health and travel information. The application, along with temperature screening at every major airport in Hawaii is designed to identify those who may have COVID-19 before they ever leave the airport.
