Market Update

Since March, when the effects of the COVID-19 pandemic began to disrupt travel, we have seen a decline in all parts of the Maui economy, and that includes the sale of both residential homes and condominiums. That being said, however, pending sales have increased since April and as it stands right now those numbers are very close to where they were at this same time in 2019.

Reta Chin, AVP, Strategic Business Development with Fidelity National Title & Escrow attributes the rise in pending sales to more people moving to Maui because it remains one of the safest places in the nation with regards to the pandemic.

Unsurprisingly, the number of real estate transactions that have closed in the first part of 2020 were down 20% compared with 2019. The median sales price for a single family home remained steady and actually rose 3% to $765,173. Condos saw the same increase, with the median price rising 9% to $569,500. P.S. We may see more Japanese tourists traveling to Hawaii in the coming weeks, as it has been identified as one of 12 destinations Japanese leaders have deemed safe to resume international travel to. Prime Minister Abe from Japan said that even though travel may resume, the 12 destinations will be regulated and pre-travel testing testing as well as proof of negative COVID-19 test results will be required from those reentering Japan after international travel. Governor David Ige expressed his gratitude to Prime Minister Abe for including Hawaii on the list.
