Market Update

Making generalizations about any market is problematic at best, so it is difficult to say with certainty that the real estate market on Maui has stalled.  It is certainly not as hot as it were a year ago, but the levels of inventory and the rate of appreciation was unsustainable at that time.

I believed we have moved in to a more healthy market; although you certainly won’t convince any first time home buyers of that as the low end residential market under $500K is still red hot.

The Realtor’s Association of Maui compiles monthly statistics with month to month comparisons going back to 2009.  Here is a link to the June statistics along with historical data from 2009.   Terry Tolman, Chief Staff Executive for RAM, summarizes the data quite well in the first two pages of this report.

The only thing Terry does not do is break down the market according to price categories.  I have arbitrarily classified the market in to 4 categories. 
  • Low End = $500,000 or less
  • Middle End = $500,000 to $1 Million
  • High End = $1,000,000 to $5 Million
  • Ultra High End = $5,000,000 and above
When I looked at the individual categories, it is no surprise that the Low End market is still very strong with 411 home sales in the last 12 months and only 66 active listings.  That is about a 2 month absorption rate.
 
There have been 350 condos sold in this category with 230 active listings.  This category has slowed considerably.  Previously, complexes such as Southpointe and Kihei Villages had only a few active listings.  Now there are 18 at Kihei Villages and 7 at Southpointe.

As the price increases, the sales rate relative to inventory also declines.  For example, in the Ultra High End market there are 37 Active listings over $5 Million with 16 sales in the last 12 months.  The high end market from $1 to 5 million is only slightly better with 261 sales and 443 active listings in the last 12 months.

As Terry states so well, listings that are well priced are selling at a reasonably good pace while overpriced listings are sitting on the market for a long time. If you are looking to sell, the good news is that there are buyers out there looking to buy but you must price competitively….no more reaching for the stars.
