Market Update

We are in the midst of an affordable housing crisis on Maui.  There are an estimated 2,000 transitional homeless people living here.  There is a short supply of ordinary working class houses which causes bidding wars over these properties shooting prices up even higher. 

To keep up with natural population, growth projections say we should be building 1,400 residential units a year.  The Realtors Association of Maui conducted a survey to see what barriers are preventing builders and developers from getting new projects off the ground.  
  • Government permitting takes too long.  Land use entitlements can take up to 10 years.
  • We need to increase density by allowing rezoning of old neighborhoods from residential to apartment. 
  • There is a lack of water supply and infrastructure. 
  • Community resistance to change, residents are concerned about traffic, drainage and the impacts of developments. 
New developments are necessary to accommodate Maui's housing shortfall.
