Maui’s real estate market concluded 2025 with a notable seasonal uptick in activity, driven by increased buyer engagement across both single-family homes and condominiums. As we head into the new year, the market is characterized by disciplined, value-focused buying and stabilized pricing.

At a Glance: December Highlights

  • Strong Sales Volume: Single-family home sales rose to 66 transactions (+18% YoY), while the condominium sector saw a significant 48% jump with 77 closings—the highest monthly total since April 2024.

  • Pricing Stability: The island-wide median sold price for single-family homes stood at $1,330,000, while condominiums held steady at $642,500.

  • Luxury Lead: The luxury segment remained active with 25 total transactions (homes over $2.5M and condos over $1.5M), led predominantly by West Maui and South Maui.

  • Regulatory Shifts: The passage of Bill 9 regarding short-term rental eligibility has introduced new long-term considerations for owners in West and South Maui, with phased changes beginning in 2029.
