Market Update

Although we have seen a nice uptick in the number of new escrows as compared with previous months, the inventory of unsold properties is still growing in all categories.

The market continues to be dominated by Distressed properties, both short sales and bank owned properties (REO's).  If you want to buy a property listed as a Short Sale, you will need almost infinite patience, and the likelihood of success at the end of the day is rather low.

To get the best value and have the greatest chance of closing, we recommend either REO's or Developer Listings where prices have been greatly reduced and still negotiable with closing cost and financing incentives in play.

Of course, there are also properties which are not Distress Sales that are excellent values.  Each week, we strive to bring you the very best values on the market; however, keep in mind that these are only a representative sample. 

Please do your own search, and let us know if you find something that we may have missed.  Keep in mind that once we have featured a property, we won't feature it again unless there is a substantial reduction in the price.

Here is a complete list of properties that have been featured as Hot Buys on this and previous Newsletters. 

Because the market has dropped in the last 2 years, some properties that were previously mentioned no longer qualify as Hot Buys.  The list will be updated today, so that it more accurately reflects current market conditions.
