Maui’s housing market gained measurable traction in October as activity strengthened across both single-family and condominium segments. Total sales rose month-over-month and year-over-year, signaling improving buyer confidence supported by the Federal Reserve’s September rate cuts, which helped ease borrowing costs.
The single-family segment remained stable, with a modest 4% year-over-year dip in median sales price offset by a 21% gain in closed transactions—evidence of steady demand and resilience in values. Condominiums also saw renewed momentum, with sales climbing from 45 to 62 units month-over-month, even as the median price adjusted downward 15% to $625,750, broadening opportunities for entry-level and investor buyers.
Overall, Maui’s real estate market is showing early signs of cyclical recovery, with data suggesting that well-priced, well-presented properties continue to outperform. As 2025 draws to a close, the combination of lower financing costs and steady local demand positions Maui for a cautiously optimistic finish to the year.
