Customer Listing Synopsis

Market Update

Through March, April and May of 2020 there was a serious decline both in the real estate market as well as Hawaii’s economy as a whole. While the COVID-19 pandemic isn’t behind us just yet, there are some strong indicators to suggest that the real estate market is remaining stable and recovering even more quickly than expected. 

In the residential market, there have been 821 homes sold, and 237 sales still pending, which is down 11.6% from this same time in 2019. The condominium market has seen 1,011 closings this year with 217 sales still pending which is down 22.5% from this same time in 2019.

Where we have seen a huge uptick in new listings is in the condo market, and more specifically vacation condos. So far this year there have been 726 new condo listings with an average of 94 days on the market. For single family homes there have been 323 new listings also with an average of 94 days on the market.

Another indicator of recovery is the median sales price of both condos and single family homes which has actually risen significantly this year. For a single family home the median sales price is sitting at $785,000 versus $745,000 at this same time last year. The median sales price for a condo is $561,000 versus $518,000 at this same time in 2019.

Now that the state has once again opened, thanks to Hawaii’s Pre-travel Testing Program there has been a definite increase in interest for vacation condos. The Smith Team can speak from experience on this increase with almost daily inquiries being made about our 7 vacation condo listings currently on the market. P.S. The Surfing Goat Dairy in Kula is a beloved Upcountry attraction for tourists and Maui residents alike. Due to the COVID-19 pandemic they were forced to shut down amid both health and safety concerns and financial trouble. We are happy to say that after their “GOat Fund Me” event in which 50 of the 100 goats they have on the property were sold they now have the funds to reopen. The dairy on Omaopio Road will be open Wednesdays through Saturdays, 10am to 4pm.
