Market Update

We hope you are enjoying a relaxing Memorial Day weekend with friends and family.

Lately we have been writing about how the market on Maui has slowed a bit and prices have softened. In this week's issue we take a look back and compare what was happening in the market a year ago vs. today. Please refer to the Market Watch feature below which highlights this week's inventory and sales vs. a year ago as reported in our May 29, 2006 Newsletter.

As you can see, we do have more inventory and sales have slowed from earlier levels especially in the condo market where sales are currently running about 50% below last years' levels. The home market which is less speculative in nature, has tended to hold up much better than either condo or land sales.

In recent weeks, we have seen the Inventory of condos drop by about 50 units as more listings are going in to escrow. Hopefully that will mark a turnaround for the condo market, but it is still a bit early to tell for sure.
