| It is time to take a reading on the Maui real estate market and see how we fared for the first 6 months of the year.Year to Date Home Sales Year to Date Condo Sales Year to Date Land SalesOne thing that is painfully obvious is that the number of sales are down sharply from last year. As you can see, home and condo sales were both down 27% and land by 14%. On a somewhat brighter note though, the sales volume was down only 12% on land, 26% on homes, and actually up on condos by 26%. Of course, this latter figure was skewed by a large number of Wailea Beach Villas closings taking place during the first 6 months of this year. If these sales were taken out of the equation, the condo sales volume would have also shown a year over year decline. It is difficult to say what will happen going forward, but typically when inventories rise and demand falls as evidenced by the drop in sales, prices will eventually fall to bring balance to the market. According to a survey done by HouseHunt, " Housing Market Reaches Equilibrium Between Buyer Demand, Seller Supply". According to our Market Watch statistics homes for sale have increased from 597 to 793 between December 12th and today. The sales for the previous 12 months dropped from 1731 to 1131 during this same period. The unsold inventory of homes now sits at approximately 8 months vs. 4 months last December. According to market watch analysts, 5.5 to 6 months represents a good balance between buyers and sellers. Condos have also followed the same pattern going from under 4 months of unsold inventory back in December to 7 months today. According to the National Association of Realtors chief economist, " Home Sales are Expected to Stabilize in the Months Ahead". Please note that they are looking at the overall market across the Country, and certain regions can fare either much better or much worse than the average.If you are planning to buy or sell a property on Maui within the next 24 months, we would love to hear from you.
