| We have been publishing the Market Watch since December 11th or for 3 months. Here is a summary of what has happened. The number of Pending Sales and Sales in the previous 12 months has remained virtually unchanged; however, the inventory of active listings has increased on average by 31%. Here is the breakdown: Homes up by 22%; Condos up by 40%; and Vacant Land up by 31%. This data seems to correspond to what we are seeing in the marketplace, i.e. a general softening where prices are not going up as quickly and the market is stabilizing. There are still plenty of active buyers and, in fact, the Luxury Home and Condo market is still relatively strong as compared with the rest of the market. You will notice below that we have featured a 3 bedroom condo at Haleakala Gardens #4E. The seller dropped the price by $100K on Friday. We expect that he will have or already has multiple offers at over the asking price. This was an overreaction which frankly caught not only us by surprise, but also his Realtor®. The featured property of the week is a new home to be built at Kanani Wailea. This particular home is being sold by way of Assignment and the buyer must sign an "Owner Occupant Affidavit".
