Market Update

Are prices too high? Are we looking at a real estate bubble with potential for a decline in real estate values? Good questions and we wish we knew for sure what was going to happen. Over the last several months, sales have slowed somewhat and inventories have increased slightly, but it doesn't appear that the bull market is over yet. There are still plenty of buyers who feel that Maui is the place to be. Overheard someone say recently, "Maui is going to run out of property to sell long before Orange County runs out of Baby Boomers." How true and when you look at comparative values, Maui homes and condos are still a bargain when compared to the Bay Area or San Diego and other high end markets.

It is difficult to second guess the real estate market. As soon as you think the boom is over, it goes up another 20%. We've seen pundits predicting the end of the up cycle in real estate now for a few years. Sooner or later they will inevitably be right, but many old timers tell us that the best advice is to buy and hold. Prices will go up and down, but over the long term, they have always increased. Given that we live in one of the most beautiful places in the whole world, we think this may be the best strategy.

Maintaining a buy and hold policy means that your investments must be sustainable through thick and thin, so be sure not to overextend yourself.
