| Even with higher costs of raw materials and the prospects of higher interest rates, the housing market remains quite strong throughout the country and Maui is certainly no exception. Here and there you may see some pockets of weakness, but overall, the demand for affordable housing far exceeds the supply which is keeping upward pressure on pricing. As we have stated in the past, with home prices going through the roof, many first time home buyers are getting condos to start off with the hopes of trading up later on as they build up equity. In today's Newsletter, we have featured several affordable condos that may be suitable for either a principal residence or for investment. We still have the least expensive 2 bedroom condo on Maui at Harbor Lights #D-125 for $149K. It needs some TLC and is being sold "As Is", but at this price it is a deal. With a little remodelling this condo would make someone a nice home or could be rented out for up to $1250/month. If you have excellent credit, there are some super low interest rate programs at 3/4 point below prime which adjusts as the prime rate changes. With the prime rate currently at 4.5%, this would currently translate into a payment of only $1562 per month on a $500,000 loan. This type of program is normally not recommended unless you are planning to sell or pay off your mortgage within 3 to 5 years, or where you might be buying a fixer upper with the intention of remodelling and selling in the short term.
