| Year to date sales of single family homes on Maui are off 5% vs. last year while at the same time the median price has increased by 33%. Here is link to June and YTD Statistics as provided by Realtors® Association of Maui. As we see it, the slowdown can be attributed to two main factors. First, the inventory has shrunk so there are less homes available. Secondly, with the extraordinary rise in prices, some buyers can no longer qualify for the home that they want or need and others are waiting to see if sellers become more motivated and drop their prices. While the number of homes sold has dropped, the number of condos sold has increased by 14% with a 22% rise in the median price as compared with the same period last year (first 6 months). According to David Lereah, NAR's chief economist, there is strong demand from both ends of the housing market. "First-time buyers and baby boomers, the 'bookends' of the housing market, are driving condo sales," he said. "While affordability is a factor for entry level buyers, changing lifestyles are a major reason that condos are a bigger market share today than in years past."
