Thought you might be interested in seeing how we did for the first half of the year. Below are some statistics for the January through June 2004 period.

Total Number of Active Listings (All Classes) = 1412 (As of June 15, 2004)

Residential Sales

Units Sold = 584 or 5% Less (Probably lower due to lack of inventory.)

Average Price = $714,146 Up 28%

Median Price = $530,000 Up 33%

Total Dollar Volume = $417,061,149 Up 21%

Condominium Sales

Units Sold 1084 Up 14%

Average Price = $447,347 Up 24%

Total Dollar Volume = $484,924,488 Up 42%

Vacant Land Sales

Units Sold =284 Up 31%

Average Price = $555,016 Up 33%

Median Price = $388,000 Up 29%

We believe sales will remain strong throughout the rest of the year, but prices should start leveling off as inventory increases. This will be a welcome relief to buyers as there will be more choices from which to select.
