Market Update

The incredible real estate boom on Maui continues pretty much unabated in spite of a somewhat increased inventory for certain types of properties. For example, about 8 months ago, there were only about 4 active listings at Kamaole Sands, which is one of the largest complexes on Maui with 440 units. Today, there are 22 active listings with prices up about 30% on average.

Is this a harbinger of a pending downturn in the market? It is really too early to tell. 22 active listings in a complex as large as Kamaole Sands is not out of the ordinary considering the turnover, but if it increases to 40 or 50 units, then this might be some cause for concern as the competition may drive prices down. In the near term, given the strong demand from buyers, we do not expect to see prices coming down. In fact, if our experience over the past week is any indication, we may see even higher prices over the next 12 months.
