| Well, it never hurts to have free publicity and that is just what we got when Associated Press ran a feature on the Maui Real Estate market. Headline read "Median Single-Family Resale Price $620,000". The article further goes on to state that the median price was up 66.4% over May 2003. As we have so often stated, you have to be very careful with statistics because you can make almost any argument you want depending on what statistics you choose and how you use them. More important than the median price, in our opinion, is looking at the number of listings and days on the market. If the inventories are low relative to sales and the Days on Market for sold listings is also low, then you have a market that favors Sellers and the likelihood is that prices at the very least will remain stable and may likely increase. Such is the situation we are presently facing; however, it appears to me that this bias favoring Sellers is slowly changing. Please read article written by Steve Kerch of CBSMarketWatch.com and provided courtesy of Jacob Hoag of City Bank titled, "Home Prices Cool But Not By Much".Lastly, we would encourage you to review the data provided by our MLS which compares sales in May, with previous month and last year as well as gives information on Year to Date sales and days on market for all categories. After your thorough analysis of all of the data, please let us know what the real estate market on Maui is going to do over the next 12 months. Just kidding. We realise that neither you nor anyone else for that matter has a crystal ball, but we still feel it is best to base your decisions on having as much information as possible rather than reacting blindly. Have a wonderful week. Mahalo Nui Loa, The Smith Team (Greg, Ken, & Dawn) P.S. Summer is just around the corner and we know that many of you will be visiting the Islands soon. Please give us a heads up at least a week before you arrive so that we can get prepared to help you find the property you've been looking for. |
