Market Update

May saw a slowing of sales which is fairly typical this time of the year as people tend to focus more on graduations and getting ready for their summer vacations. Whether this slowdown is the end of the bull market in real estate remains to be seen. You never know when the top has been reached until you look back. It still appears that most sellers are holding firm and waiting for their prices, but here and there we have seen a few cracks in the dam, so to speak.

In this week's issue, we have highlighted our own listings as we feel they are all extremely well priced. In fact, two of the listings may be under market value which is why we have invited people to make their best offers at or above list price during the next week. The Maui MLS does not have a provision as to do some other MLS systems to do what is called range pricing, so this is our way of saying that the owners will entertain all offers over and above a minimum amount which has been purposefully set quite low to create some excitement.
