| In this issue, you will notice that we have included quite a few homes in the over $1 million luxury home market. Over the last year, there have been 143 homes sold and there are currently 157 active listings and 37 homes in escrow in this category; so overall this part of the market is fairly evenly balanced between sellers and buyers. Contrast this with the market for homes under $500,000; where there are currently only 43 active listings with 784 homes sold in the last year. That segment of the market clearly favors sellers right now. In fact, we often see buyers competing against one another and paying more than the asking price. Here is a detailed breakdown showing all of the luxury homes that are active, contingent, pending, or sold in the last year. As you can see, the higher the price, the more the market is in favor of buyers at this time. The $1 to 2 million range is where we have seen the bulk of the activity with sales thinning out as the price goes higher. They say that "knowledge is power", so armed with this information, you can submit low offers on the higher priced homes that have been on the market for a long time. Who knows, you might strike gold. For example, this week's featured property is a great example. This magnificent 31 acre estate in Haiku has been on the market for over 1000 days. Originally priced at $7.9 million. and now reduced to $4.79 Million. It is even possible that the seller will take quite a bit less as he is extremely motivated.
